New Pricing (effective from January 2026)<\/strong><\/p>\n

Home Inspection<\/strong><\/p>\n

If total square footage is:<\/p>\n

Any home at 3000 sq ft and under will be $225.00 unless home was built 1990 or before, price will be determined by Sunshine.<\/p>\n

Any home over 3000 sq ft will be determined by Sunshine.<\/p>\n

Manufactured homes 1990 to present $225 to $250.00, price to be determined by Sunshine.<\/p>\n

Manufactured homes prior to 1990 price to be determined by Sunshine.<\/p>\n

Pool $50.00 each and boat docks are $25.00 and up.<\/p>\n

Typical termite inspection<\/strong><\/p>\n

Any home up to 3000 sq ft AND built 1995 to present is $110 or more (will be determined by Highlands Termite Services)<\/p>\n

Any home over 3000 sq ft will be determined By Highlands Termite Services<\/p>\n

If an insurance inspection is needed along with a home inspection, prices are as follows:<\/strong><\/p>\n

4 point insurance are $100.00 with Home Inspection.<\/p>\n

Wind Mitigation $100.00 with Home Inspection.<\/p>\n

If insurance inspections are done separately:<\/strong><\/p>\n

4-Point Insurance $100.00 or more (single family home) or $130 if repairs need to be completed. This also will depend on the year and sq ft of home.<\/p>\n

Note: If the home does not pass the 4pt inspection which is Roof, Ac, Plumbing and Electric, there will be a fee ranging from $30 to $150 depending on the amount of repairs.<\/p>\n

Repairs need to include photos and documentation of all repairs to be emailed to Fuller at sunshineinspections.net for an updated report.<\/p>\n

Wind Mitigation $100.00 (single family home below 3500 sq ft)<\/p>\n

Our goal has always been to price our jobs fairly, so we can discuss pricing when scheduling.<\/p>\n

NOTES<\/p>\n

A trip charge may apply in some areas.<\/p>\n

Our pricing for home inspections\/Insurance\/Termite inspections does not include a 4% credit card fee. If you paid with a credit or debit card and cancel without rescheduling your inspection we will refund you less the 4% processing fee incurred when we processed your payment. If customer paid with a check the full refund will be returned.<\/p>\n

If the home inspection is cancelled, we need to know by 3:00pm the day before, in order for us to fill that spot for other customers. If not there will be a $100.00 cancellation fee.<\/p>\n
